David Olson Real Estate Report
Wisconsin Edition
Executive summary
Across Wisconsin, the September median sale price rose 1.5% to $342,000, while existing-home sales slipped 2.4% from a year earlier. Supply keeps loosening slowly: the state sits at 4.4 months of inventory, total listings are up 3.8% and new listings are down 5.1%. The catch is cost. The 30-year fixed rate averaged 6.86% in September, the highest since January 2025, and affordability fell 5.5% over the year. For buyers, more choice; for sellers, pricing right matters more than it did a year ago.
Supply: city tight, country balanced
- Statewide: 4.4 months of supply, up 2.3% from a year ago. Six months is considered balanced.
- Large metropolitan counties: 4 months, the tightest in the state.

In western Wisconsin, within a few hours of the Minnesota border, the gap between small-town and lake-country supply is where buyers find room to negotiate.
Cost to own
