It’s often said that more money has been lost to indecision than to wrong decisions. In real estate, “wait and see” can feel safe. Sometimes it is. But it has a cost.
The right time to buy depends on your life, not just the market. Here’s how to weigh it honestly.
Here’s an honest look, whether you’re buying or selling nearby.
What waiting can cost
If home prices or rates rise while you wait, the same home can cost more each month. Meanwhile, rent payments build someone else’s equity, not yours.
What your down payment can do
Money in savings is safe but grows slowly. Money in the market may grow faster, with more risk. Used to buy a home, a down payment can grow your equity through both appreciation and loan paydown. I walk through that comparison in more detail in Opportunity Costs.
When waiting makes sense
Waiting can be wise if your job or plans are uncertain, if you need more savings for a cushion, or if you’d stay only a short time. The goal isn’t to rush; it’s to decide on purpose.
Start with the buyer questionnaire, and we’ll look at what fits.
This is general information, not financial, tax or legal advice. Talk with your lender, CPA or attorney about your situation.
A simple plan for your waiting to buy move
I’ve been helping people buy and sell homes across the west metro for about two decades, and I build and remodel luxury homes too. I’ll help you see both what a property is and what it could be.
Getting the house ready, or making it yours
If you’re selling and want repairs handled before buyers see them, Super Crew Contractors can give you an estimate. If you’re ready for something custom, Ivy Lane Homes does luxury home building and remodeling. And a quick coverage check with Intrinsic Insurance before closing can save you a surprise. For the local picture, read my Chaska homes guide or browse neighborhoods in Chanhassen and Victoria.
Your next step in waiting to buy
Every move is different. When you’re ready to talk about yours, I’m a call or text away.
Please note: I don’t handle rentals or property management. I work with buyers and sellers, and that’s where I can help you most in waiting to buy.
Stay close to the market, without the noise.
Every so often I send a short, practical note: what Twin Cities homes did, prep tips that are worth the money, and neighborhoods worth a look.
Thank you! You’re on the list.
I’m glad you’re here. A quick confirmation is on its way to your inbox. Whenever you want to talk about your own home or a move, I’m a call or text away.
