When people compare renting with buying, they usually compare rent with the mortgage payment. But that leaves out a lot.
The true cost of owning is the payment, minus what you get back over time, plus upkeep a renter wouldn’t pay.
Here’s how to look at it.
What the payment doesn’t show
- Equity from loan paydown: Part of every payment reduces your balance, a kind of forced savings.
- Appreciation: If your home gains value over time, that growth is yours.
- Possible tax benefits: These depend on your situation and current tax law.
- Upkeep: On the other side, owners pay for maintenance and repairs, so budget for them.
Why it can beat renting
When you add it up, the net cost of owning can come in well below the payment itself, and sometimes below what you’d pay in rent. Over several years, a small down payment can grow into meaningful equity. Results depend on prices, rates and how long you stay.
