Chaska’s water tower. Crystal Village is on the city’s southeast side, just south of Chaska Boulevard.

One-level living is one of those things people don’t think about until they need it, and then it’s the only thing they want.

Crystal Village is a townhome community of about 100 units on the southeast side of Chaska, just south of Chaska Boulevard and across from the Old Audubon neighborhood. Most of the homes are one level, with some two-level units.

Here’s what’s worth knowing, whether you’re buying or selling.

What’s my Crystal Village townhome home worth?A clear, local estimate for your street, not just the city average.

Five minutes from downtown

Downtown Chaska is less than five minutes away, with its shops, restaurants and events. Lions Park, the Chaska Community Center and Two Twelve Medical Center are close. See Chaska community life and Chaska parks and trails.

Golf is an easy drive. More in Chaska golf courses.

What buyers check before they tour

  • Schools: Crystal Village is served by School District 112 (Eastern Carver County Schools). Chaska Middle School West is among the nearby schools. Other nearby options include Chaska Elementary, Pioneer Ridge Middle School, Chaska High School and Southwest Christian High School. Boundaries can change, so confirm the assigned schools for any address with the district.
  • Association: Ask for the association documents, current dues, what they cover, the reserve fund and any planned assessments. A good townhome is also a good association.
  • Condition: Roof, windows, mechanicals and water management. Know which parts the association maintains and which are yours.
  • Flood zones: Parts of Chaska sit in the Minnesota River lowlands. Check any property on FEMA’s flood map.

A simple plan for your Crystal Village move

I’ve been helping people buy and sell homes for about two decades, and I started in the trades. I look at a home the way a builder would, and I’ll tell you plainly what I see.

1Get clear on the numbersFor sellers, a realistic value for your specific home. For buyers, what your budget actually buys in the neighborhoods you like.
2Walk it with a builder’s eyeWe spot what an inspector is likely to flag before it becomes a negotiation.
3Prepare or positionSellers get a prep list and a staging plan. Buyers get a short list of homes that truly fit.
4Move with confidenceOffers, inspections and closing, with one steady guide keeping it calm and on schedule.
