Veterans and service members earned a valuable benefit: the VA home loan. It’s called a benefit for a reason.
For many eligible buyers, it means buying with no down payment and no monthly mortgage insurance, which can lower the monthly payment a lot.
Here’s how it compares, in plain terms.
Why VA loans stand out
- No down payment for many eligible buyers.
- No monthly mortgage insurance, unlike FHA and most low-down-payment conventional loans.
- A one-time funding fee that can usually be rolled into the loan. Some veterans, such as those with service-connected disabilities, are exempt.
How it compares
On the same home, an FHA loan typically needs a small down payment plus up-front and monthly mortgage insurance. A VA loan usually skips both, so the monthly payment can come in noticeably lower.
Loan limits and entitlement rules have changed over the years, so ask a VA-experienced lender what applies to you today.
Compare before you choose
Even with a VA benefit, it’s smart to compare loan options if you have money for a down payment. A good lender and an agent who knows VA purchases can help you choose the lowest-cost path.

A simple plan for your VA loans move
I’ve been helping people buy and sell homes across the west metro for about two decades, and I build and remodel luxury homes too. I’ll help you see both what a property is and what it could be.
Getting the house ready, or making it yours
If you’re selling and want repairs handled before buyers see them, Super Crew Contractors can give you an estimate. If you’re ready for something custom, Ivy Lane Homes does luxury home building and remodeling. And a quick coverage check with Intrinsic Insurance before closing can save you a surprise.
