Carman Bay is situated on the southwest side of Orono off of Shadywood Road just south of Shoreline Drive. The Carman Bay neighborhood is situated on the east side of Carman Bay offering scenic lake views and beautiful wooded scenery, providing residents with a scenic and secluded neighborhood atmosphere. The neighborhood boasts 90 single family homes featuring rambler and traditional housing styles with prices ranging from $500,000 to $4,000,000. Carman Bay is an excellent neighborhood with much to offer including great homes for sale, family friendly community, and excellent location.

Carman Bay also boasts easy access to a wide range of amenities within Orono. Residents of the Carman Bay neighborhood are served by Independent School District 278 also known as Orono Public Schools. Orono Public Schools serves around 2,000 students in grades K-12. The closest school to Carman Bay is Orono Intermediate School. Orono Intermediate School serves over 630 students in 3rd through 5th grade, providing students with challenging academic program designed to help them excel. Other schools in the area include Schumann Elementary School, Orono Middle School, and Orono High School.
