David Olson Real Estate Report

Minnesota Edition

By David Olson, Broker · Twin Cities Property Finder · Published October 30, 2026

Executive summary

Statewide, the median sale is $354,900, down 0.7%, and homes for sale climbed 12.9% to 21,090, while the Twin Cities median moved +1.3%. Pending sales fell 11.5%. The 30-year rate is 7.24%, versus 6.17% a year ago. Inventory jumped 38.9% in Mankato and 35.5% in Hibbing/Virginia. Detroit Lakes prices rose 24.7%. Add insurance costs that keep rising, and the cost of owning in Minnesota depends more on where than ever. The real question is which side of that split your next move lands on.

Real Estate Snapshot

  • Statewide median $354,900, down 0.7%, while the Twin Cities moved +1.3%. The metro and the rest of the state are moving in different directions.
  • 29.7% of homes for sale closed in September, versus 33.9% a year ago. Months of supply rose to 3.7.
  • Inventory jumped 38.9% in Mankato and 35.5% in Hibbing/Virginia. Detroit Lakes prices rose 24.7%.

Minnesota is no longer one market. A move from the metro to a lake town, or the reverse, is priced very differently than it was a year ago.

$414average nightly rate for Brainerd-area short-term rentals, up 3% over the past year

Vacation Rental Market Snapshot

  • Brainerd-area occupancy 50%, up 4%. Guests are booking more nights, not just paying more.
  • Revenue per available night $194, up 6%.
  • Crosslake listings average $392 a night at 47% occupancy, about $47,900 a year.
  • Half the nights still sit empty. The difference between an average and a top-performing lake rental is usually the property, not the lake.

A lake place can pay for part of itself. Whether yours would, or whether that next cabin pencils out, comes down to numbers specific to the property.
