It’s disappointing when you lose a home you love. In a low-inventory market, writing an offer doesn’t guarantee you’ll get the house, or even a counter-offer.
Think of it like applying for a job: make your best impression, and assume the competition is doing the same.
Here’s what can help.
Ways to strengthen your offer
- Lead with your best offer. You may not get a second chance.
- Include a written pre-approval from your lender, or proof of funds if you’re paying cash.
- Offer stronger earnest money to show you’re serious.
- Trim unnecessary contingencies, but keep the protections you truly need, like an inspection.
- Shorten your inspection period if you can schedule quickly.
- Skip requests for personal property that isn’t included.
- Cover your own customary closing costs.
- Be flexible on closing and possession dates.
- Move quickly once you’ve found the one.
A note on personal letters
Buyers sometimes write letters to sellers about why they love a home. Many agents now advise against them, because they can raise fair housing concerns. A clean, strong offer usually speaks louder.
Where to start
The right strategy depends on the home and the market that week. Start with the buyer questionnaire, and read Crafting an Acceptable Offer.
A simple plan for your competitive offers move
I’ve been helping people buy and sell homes across the west metro for about two decades, and I build and remodel luxury homes too. I’ll help you see both what a property is and what it could be.
Getting the house ready, or making it yours
If you’re selling and want repairs handled before buyers see them, Super Crew Contractors can give you an estimate. If you’re ready for something custom, Ivy Lane Homes does luxury home building and remodeling. And a quick coverage check with Intrinsic Insurance before closing can save you a surprise. For the local picture, read my Chaska homes guide or browse neighborhoods in Chanhassen and Victoria.
Your next step in competitive offers
Every move is different. When you’re ready to talk about yours, I’m a call or text away.
Please note: I don’t handle rentals or property management. I work with buyers and sellers, and that’s where I can help you most in competitive offers.
Stay close to the market, without the noise.
Every so often I send a short, practical note: what Twin Cities homes did, prep tips that are worth the money, and neighborhoods worth a look.
Thank you! You’re on the list.
I’m glad you’re here. A quick confirmation is on its way to your inbox. Whenever you want to talk about your own home or a move, I’m a call or text away.
