Practical notes for Twin Cities buyers, sellers and owners

Most buyers choose a 30-year mortgage, and for good reasons: a lower payment, stability and flexibility. But if you can afford a higher payment, a 15-year loan has three big advantages of its own.

You save interest, build equity faster and pay off your home sooner.

Here’s how the two compare.

15 years or 30?Let’s match the loan to your goals before you shop.

Why a 15-year saves so much

A 15-year loan usually comes with a lower interest rate than a 30-year loan. Combine the lower rate with half the time, and the total interest you pay over the life of the loan can be a fraction of what a 30-year costs.

More of each payment goes to principal from the very first month. On a 30-year loan, it can take well over a decade before principal overtakes interest.

The trade-off

The monthly payment is higher, which can stretch first-time buyers or anyone who wants a cushion. That’s why many people choose the 30-year.

The middle path

Some buyers take a 30-year loan and pay extra toward principal when they can. That speeds up the payoff and keeps flexibility, but it takes discipline. A 15-year loan builds that savings in automatically.

Ask your lender to show both options side by side. Then start with the buyer questionnaire.

This is general information, not financial, tax or legal advice. Talk with your lender, CPA or attorney about your situation.

A simple plan for your 15-year mortgages move

I’ve been helping people buy and sell homes across the west metro for about two decades, and I build and remodel luxury homes too. I’ll help you see both what a property is and what it could be.

Getting the house ready, or making it yours
