An agent once brought a full-price offer, with fair terms, to a widowed seller who was moving to a retirement community. She wouldn’t sign. When the agent gently asked why, the answer was her dining room table.
It was the first nice piece of furniture she and her husband had bought, and they had spent a lifetime around it. She couldn’t bear the thought of it going to strangers. The agent found a nearby church that would gladly give it a home, and the sale went smoothly from there.
Price matters. But it’s rarely the only thing that matters.
What sellers weigh besides price
When several offers come in, sellers look closely at timing, certainty and fit. Most sellers need their equity to buy the next home, and they don’t want to move twice. A buyer who can be flexible on closing or possession dates can stand out.
How to make your offer stronger
- Get fully pre-approved: Credit, income and assets verified, not just a quick conversation with a loan officer.
- Keep contingencies lean: The fewer conditions, the more confident a seller feels it will close on time. Never give up protections you truly need, like an inspection.
- Be flexible on dates: Ask what timing helps the seller most.
- Listen for the real concern: Sometimes the deal hinges on something small, like a table.
Where to start
Every deal is two people with their own priorities. A good agent helps find the terms that work for both. Start with the buyer questionnaire, or if you’re selling, the seller questionnaire.
A simple plan for your offers move
I’ve been helping people buy and sell homes across the west metro for about two decades, and I build and remodel luxury homes too. I’ll help you see both what a property is and what it could be.
Getting the house ready, or making it yours
If you’re selling and want repairs handled before buyers see them, Super Crew Contractors can give you an estimate. If you’re ready for something custom, Ivy Lane Homes does luxury home building and remodeling. And a quick coverage check with Intrinsic Insurance before closing can save you a surprise.
