Most buyers choose a fixed-rate mortgage, and the peace of mind is real. But if you expect to move within a few years, a fixed rate can mean paying more interest than you need to.
An adjustable-rate mortgage (ARM) can lower your costs in the right situation.
Here’s how to think about it.
How an ARM can save money
An ARM usually starts with a lower rate than a fixed loan for an initial period, often five, seven or ten years. That means a lower payment, and because less goes to interest, more goes to principal, so you pay the balance down faster too.
The break-even point
After the initial period, the rate can adjust, up to caps set in the loan. Your lender can show you a worst-case break-even point: how long you’d have to keep the loan before the fixed rate would have cost less. If you’re likely to sell or refinance before then, the ARM may be the better deal.
Is it right for you?
If rate uncertainty would keep you up at night, a fixed rate may be worth the cost. If you’re comfortable with some risk and have a good idea of when you’ll move, an ARM can be a smart choice. Ask your lender to compare both with your numbers, then start with the buyer questionnaire.
