Sometimes the most expensive choice is doing nothing. Economists call it opportunity cost: what you give up by not taking an action.
For many people, the question is whether to keep saving or buy a home now. Here’s a simple way to think it through.
Let’s look at how the numbers can play out.
Three ways to use the same down payment
Imagine a buyer with a down payment sitting in savings. Left in a savings account or CD, it grows slowly, and the interest is taxed as ordinary income. Invested in the market, it may grow faster, but the gains are taxed when sold, and the market can go down as well as up.
Used to buy a home, the same money does something different. The home can appreciate, and each mortgage payment pays down the loan. Because a small down payment controls the whole value of the home, even modest appreciation can grow your equity much faster than the cash itself. That’s leverage.
Why the gap can be so big
Two forces build home equity at the same time: appreciation pushes the value up, and amortization pushes the loan balance down. And for a primary residence, much or all of the gain may be excluded from tax when you sell, depending on your situation.
Waiting has costs too. If prices or rates rise while you wait, the same home can cost more each month.
The part you can’t put in a spreadsheet
A home is also a place of your own, where you feel settled and can enjoy life with the people you love. That’s hard to measure, but it counts.

A simple plan for your opportunity cost move
I’ve been helping people buy and sell homes across the west metro for about two decades, and I build and remodel luxury homes too. I’ll help you see both what a property is and what it could be.
Getting the house ready, or making it yours
If you’re selling and want repairs handled before buyers see them, Super Crew Contractors can give you an estimate. If you’re ready for something custom, Ivy Lane Homes does luxury home building and remodeling. And a quick coverage check with Intrinsic Insurance before closing can save you a surprise. Your next step in opportunity cost
Every move is different. When you’re ready to talk about yours, I’m a call or text away.
Please note: I don’t handle rentals or property management. I work with buyers and sellers, and that’s where I can help you most in opportunity cost.
Stay close to the market, without the noise.
Every so often I send a short, practical note: what Twin Cities homes did, prep tips that are worth the money, and neighborhoods worth a look.
Thank you! You’re on the list.
