Years ago, plenty of real estate investors bought properties that lost money every month, betting on a big payday when they sold. Today’s smarter investors focus on what a property earns now.
Two numbers do most of the work: cash flow and equity build-up.
Here’s how to think about each, whether you’re buying your first property or your fifth.
Cash flow
Cash flow is what’s left after you collect the rent and pay every expense: mortgage, taxes, insurance, repairs, vacancies and management. If the cash flow is solid, the property can be a good investment even if its value never rises.
Cash-on-cash return is a simple way to measure it: annual cash flow before taxes, divided by the cash you put in. Expect to put more down on an investment property than on a home you live in, often 20% to 25% or more.
Equity build-up
Every payment on an amortized loan pays down some principal. That forced savings builds equity and is part of your return, even before appreciation or tax benefits.
Look before you leap
Every property carries its own risks: condition, the local market, rules on rentals and your own time. As a licensed contractor, I can help you size up repair costs before you buy. I help with buying and selling investment properties; I don’t handle leasing or property management.
Start with the buyer questionnaire.
This is general information, not financial, tax or legal advice. Talk with your lender, CPA or attorney about your situation.
A simple plan for your investment property move
I’ve been helping people buy and sell homes across the west metro for about two decades, and I build and remodel luxury homes too. I’ll help you see both what a property is and what it could be.
Getting the house ready, or making it yours
If you’re selling and want repairs handled before buyers see them, Super Crew Contractors can give you an estimate. If you’re ready for something custom, Ivy Lane Homes does luxury home building and remodeling. And a quick coverage check with Intrinsic Insurance before closing can save you a surprise. For the local picture, read my Chaska homes guide or browse neighborhoods in Chanhassen and Victoria.
Your next step in investment property
Every move is different. When you’re ready to talk about yours, I’m a call or text away.
Please note: I don’t handle rentals or property management. I work with buyers and sellers, and that’s where I can help you most in investment property.
Stay close to the market, without the noise.
Every so often I send a short, practical note: what Twin Cities homes did, prep tips that are worth the money, and neighborhoods worth a look.
