A half-point rise in mortgage rates doesn’t sound like much. But on a typical loan, it can raise your payment about as much as a 5% jump in price.
That’s why rates matter as much as prices when you’re budgeting for a home.
Here’s how it works.
A simple example
Take a $250,000 loan for 30 years. Raise the rate by half a point, and the monthly payment rises by roughly the same amount as borrowing about 5% more at the original rate. The exact numbers depend on the rates involved, but the rule of thumb holds up well.
Why it affects buyers and sellers
When rates rise, buyers qualify for less, because lenders cap payments as a share of income. Fewer qualified buyers can mean less demand for a seller’s home. When rates fall, the reverse can happen.
Plan with real numbers
Ask your lender how a quarter- or half-point change would affect your payment and your price range. Then start with the buyer questionnaire, or read Is the Window Closing?.

A simple plan for your rates and payments move
I’ve been helping people buy and sell homes across the west metro for about two decades, and I build and remodel luxury homes too. I’ll help you see both what a property is and what it could be.
Getting the house ready, or making it yours
If you’re selling and want repairs handled before buyers see them, Super Crew Contractors can give you an estimate. If you’re ready for something custom, Ivy Lane Homes does luxury home building and remodeling. And a quick coverage check with Intrinsic Insurance before closing can save you a surprise.
