When today’s rates are higher than the rate on a seller’s existing loan, an assumable mortgage can be a real advantage.
FHA and VA loans can usually be assumed by a qualified buyer, which means taking over the seller’s loan, rate and remaining balance.
Here’s what to know.
Why assume a loan?
- A lower rate than a new loan, if rates have risen since the seller borrowed.
- Further along in amortization, so more of each payment goes to principal.
- Often lower closing costs than a brand-new mortgage.
The catches
You still have to qualify with the lender, and approval can take time. The seller’s loan balance may be well below the price, so you’ll need to cover the difference with cash or a second loan. FHA assumptions require the buyer to live in the home. With VA loans, the seller’s VA entitlement may stay tied to the loan unless the buyer is an eligible veteran who substitutes theirs.
Is it worth it?
When the gap between the assumable rate and today’s rate is wide, an assumption can save a lot over time. Ask a lender who handles assumptions to run the numbers. Read VA Loans, and start with the buyer questionnaire.
