“Low inventory” gets talked about a lot. But low compared with what? Last year, a certain price range, a certain neighborhood? Usually it’s a mix of all three.
Inventory is one of the clearest signals of where prices are heading, so it’s worth understanding.
Here’s how to read it.
Months of supply
Inventory is often measured in months of supply: how long it would take to sell every listed home at the current pace. Around six months is traditionally called balanced. Less favors sellers; more favors buyers. In practice, many local markets feel balanced closer to three or four months.
Why it moves prices
When demand holds steady but fewer homes are for sale, buyers compete and prices tend to rise. When inventory piles up, as it did during the housing crash, prices tend to fall. It all varies by city and price range, so local numbers matter most.
Get your local picture
I use Minneapolis Area REALTORS data to look at your area and price range. Start with a home value estimate, and read What Is a Seller’s Market?.
A simple plan for your housing inventory move
I’ve been helping people buy and sell homes across the west metro for about two decades, and I build and remodel luxury homes too. I’ll help you see both what a property is and what it could be.
Getting the house ready, or making it yours
If you’re selling and want repairs handled before buyers see them, Super Crew Contractors can give you an estimate. If you’re ready for something custom, Ivy Lane Homes does luxury home building and remodeling. And a quick coverage check with Intrinsic Insurance before closing can save you a surprise. For the local picture, read my Chaska homes guide or browse neighborhoods in Chanhassen and Victoria.

Please note: I don’t handle rentals or property management. I work with buyers and sellers, and that’s where I can help you most in housing inventory.
Stay close to the market, without the noise.
Every so often I send a short, practical note: what Twin Cities homes did, prep tips that are worth the money, and neighborhoods worth a look.
