Walking path and lakeside park in Chaska, Minnesota
Firemen’s Park and Clayhole Lake, a few blocks from downtown Chaska. Much of daily life here happens outside, along the water and the trails.

Come down Highway 41 into the Minnesota River valley and there’s a moment where the trees open up and you see it: brick storefronts, a church steeple, the river moving slow behind it all. I live in Chaska. That view still gets me.

Maybe you’re picturing your own version of that moment. A home near the river bluffs, an easier commute down 212, a quiet street within reach of the Hazeltine fairways. Or maybe you already live here and you’re quietly wondering what your house would bring, and what you’d do next. Either way, the hard part usually isn’t the wanting. It’s not knowing what the market is really doing, and not wanting to guess wrong on one of the biggest decisions you’ll make.

So let’s look at it together, honestly and with real numbers.

Here’s what those numbers feel like on the ground.

If you’re selling, there are 115 homes on the market, about 14% more than a year ago. Your home has more company now, and buyers notice. Pricing your home correctly on day one matters more than it did two years ago.

If you’re buying, homes are taking about 49 days to sell, ten days longer than last September. That’s breathing room: more time to look, compare and negotiate without feeling rushed.

Zoom out to the past 12 months and the picture is steadier. The median sale price is $474,975, up 1.8%. Sellers received 98.6% of their original list price on average, and 402 homes sold. For context, the median across the Twin Cities region in September was $395,000 (Minneapolis Area REALTORS®, Monthly Indicators, September 2026).

A simple plan for your Chaska move

I’ve been helping people buy and sell homes for about two decades, and I started in the trades, so I look at a house the way a builder does. Here’s the plan I walk people through:

1Get clear on the numbersFor sellers, a realistic value for your specific home. For buyers, what your budget actually buys in the neighborhoods you like.
2Walk it with a builder’s eyeWe spot what an inspector is likely to flag before it becomes a negotiation.
3Prepare or positionSellers get a prep list and a staging plan. Buyers get a short list of homes that truly fit.
4Move with confidenceOffers, inspections and closing, with one steady guide keeping it calm and on schedule.

Where Chaska sits, and how it got here

Chaska is about 21 miles southwest of downtown Minneapolis, with U.S. Highway 212 and Highway 41 running through it. It’s the county seat of Carver County, and its downtown sits right on the Minnesota River.

The town was settled in 1851, and by 1857 people had figured out the local clay made excellent brick. By the 1880s Chaska was a busy brick-making town, shipping brick by boat and later by rail. You can still see it in the downtown buildings and older homes near City Square. (There’s more of that story in the history of Chaska.)

The history of Chaska, Minnesota, in a short video tour.

Today the city has about 27,810 residents (2020 Census). The housing ranges from older homes near the historic downtown to newer neighborhoods on the hills above the river valley, plus townhome communities, golf-course neighborhoods like Town Course Heights, and new construction on the city’s edges. On weekends, a lot of life happens outside, along the parks and trails of Chaska.

What buyers check before they tour

  • Schools: Chaska is served by Independent School District 112, Eastern Carver County Schools (more in School District 112 in Chaska). Boundaries can change, so confirm the assigned schools for any address directly with the district.
  • Commute: Highway 212 is the main route toward Eden Prairie and Minneapolis. Drive times vary a lot by neighborhood and time of day, so test the route at rush hour before you buy.
  • Flood zones: Parts of Chaska sit in the Minnesota River lowlands. Before you buy near the river or the creeks, check the property on FEMA’s flood map. It affects insurance costs and, sometimes, lending.
  • Condition: Roof, windows, mechanicals and water management tell you more about a home’s next ten years than the paint color does. Plan a professional inspection.
  • Golf-course homes: If you’re looking near a course, as in Hazeltine Woods, ask about course easements, stray-ball exposure, association rules and any club membership terms.

Golf is part of the Chaska story

Golf isn’t a side note here. It shapes how some neighborhoods were planned and how the city shows up on the world stage. Hazeltine National Golf Club hosted the Ryder Cup in 2016 and is scheduled to host it again in 2028. Chaska Town Course and Chaska Par 30 give the city two more places to play, and several neighborhoods sit right along the fairways. Here’s a closer look at golf in Chaska.

What tends to surprise people

Most stressful moves don’t go sideways because of one big thing. They go sideways because of small things nobody saw coming: a price set a little too high that sits through the first few weeks, an inspection report that turns into a second negotiation, a flood-zone insurance quote that shows up a week before closing.

The smooth version looks different. You know your number going in. The house is ready before buyers walk through. And there are no late surprises, because you asked the right questions early. That’s the version I want for you.

Getting the house ready, or making it yours

Most of what a buyer’s inspector flags is fixable before you list: roofs, windows, older mechanicals, deferred maintenance. Start with my Home Enhancement Checklist to see where your home stands.

If you’d rather have repairs handled before buyers see them, Super Crew Contractors can give you an estimate. Thinking about a custom build or a bigger remodel instead of moving? That’s what Ivy Lane Homes does, and it’s why the details matter so much when building a home. And if the property is near the river, a quick coverage check with Intrinsic Insurance can save you a surprise at closing.
