A Swedish mansion museum, a university campus and the Greenway at your doorstep. Phillips West is close to downtown and full of surprises.

Phillips West is part of the Phillips community just south of downtown Minneapolis. Like its neighbors, it’s named for abolitionist Wendell Phillips. Homes include grand Victorians, smaller houses from the same era, duplexes, small apartment buildings and newer condos along the Greenway.

Here’s an honest look, whether you’re buying or selling.

What’s my Phillips West home worth?A clear, local estimate for your street, not just the city average.

Landmarks and the Greenway

The Midtown Greenway, a 5.5-mile former rail corridor, runs through the Phillips community with paths for biking and walking, and it’s one of the best-loved bike routes in the city.

The neighborhood is home to the American Swedish Institute, a museum and cultural center in a historic mansion, and the Twin Cities campus of Saint Mary’s University of Minnesota, plus a public sports field and local restaurants.

There’s no park inside the neighborhood itself, but several parks in the Phillips community are nearby. See Minneapolis parks and trails.

What buyers check before they tour

  • Schools: Phillips West is served by Minneapolis Public Schools. Assignments and boundaries can change, so confirm the assigned schools for any address with the district.
  • Older homes: Much of the housing here is a century old or more. Look closely at the foundation, electrical, plumbing, roof and any past updates, and plan a thorough inspection.
  • Duplexes and fourplexes: If you’re looking at a multi-unit building to live in, ask about city rental licensing, inspections and existing leases before you write an offer.

A simple plan for your Phillips West move

I’ve been helping people buy and sell homes across the Twin Cities for about two decades, and I started in the trades. I look at an older home the way a builder would, and I’ll tell you plainly what I see.

1Get clear on the numbersFor sellers, a realistic value for your specific home. For buyers, what your budget actually buys in the neighborhoods you like.
2Walk it with a builder’s eyeWe spot what an inspector is likely to flag before it becomes a negotiation.
3Prepare or positionSellers get a prep list and a staging plan. Buyers get a short list of homes that truly fit.
4Move with confidenceOffers, inspections and closing, with one steady guide keeping it calm and on schedule.
